For instance, determining the fair market value of real estate might require an appraisal from a licensed professional. Moreover, it’s crucial to identify any debts or liabilities associated with the estate, such as outstanding mortgages, credit card balances, or medical bills.
I remember one case where we discovered a substantial amount of cryptocurrency held by the deceased that wasn’t initially disclosed. It took some investigation and technical expertise to locate and properly value those assets, highlighting the importance of diligent searching during this stage.
Ensuring Accurate Distribution
Once all assets are identified and valued, we prepare a formal Inventory and Appraisal (Forms DE-160/161) that is filed with the probate court. This document serves as a roadmap for the distribution process, ensuring transparency and accountability.
The fact that 75% of estates in San Diego County involve some form of real estate underscores the need for accurate valuation during this step (San Diego County Assessor’s Office). Properly managing these assets is paramount to fulfilling the wishes of the deceased and avoiding potential disputes among heirs.
